Scope of Experience

Sheri Messerlian has over twenty-five years of experience in the field of real estate. She has successfully represented landlords and investors in marketing their properties for leasing or selling purposes. In addition, she has extensive experience in working with developers, retail tenants, planners and other government agencies. Her specific experience includes: Sale/Commercial - Sheri has listed and successfully sold numerous commercial buildings to owner/users, including community organizations and churches. She is presently marketing a host of investment and/or owner user properties throughout the South Bay area. Investment - Sheri has successfully worked with investment property owners by listing, preparing marketing packages, and identifying investors for the purchase of their properties. She has also been involved in many IRC 1031 Tax Deferred Exchanges and was able to meet all the time requirements for those exchange sales and acquisitions. She is also well versed in the use of ARGUS investment analysis program. Leasing/New Projects - Ms. Messerlian has been successfully involved in pre-leasing of commercial development projects by identifying and securing anchor tenants, configuring the tenant mix, and developing leasing strategies and incentives for the landlords. The recently built Grand Park Plaza in El Segundo, which is anchored by Starbucks, Fantastic Sam's, Wells Fargo Bank and Taco Time; Torrance Star Plaza, which is anchored by Starbucks, Quizno's, Hanmi Bank and Nextel, as well as the Redondo Shores Shopping Center, anchored by Rite-Aid Drug Store, and Whole Foods Supermarket, are perfect examples as to how Sheri identified and located the land, conducted highest and best use feasibility analysis, secured anchor and other tenants and assisted in the entitlement, construction financing and completion phases. Leasing/Existing Projects - Sheri has listed and marketed existing shopping centers for leasing and selling purposes. These centers either had anchor tenants with vacancies in the inline spaces or were in need of an anchor tenant to revive the center. In these cases, Sheri was successful in developing specific leasing programs, analyzing the local retail market vacancy patterns, local economic forces and other dynamics, contacted prospective tenants and aggressively pursued them.
